What does the following sentence mean?

Posted on November 30th, 2009 by admin in first american realestate | 15 Comments »

"but many Americans would relocate at the drop of a hat if they could."

Source: http://promo.realestate.yahoo.com/americas-most-and-least-favorite-cities.html
I inferred from the context that it means they’d move with no hesitation?
I’m not confused about it .. I want to know how does the "hat" statement relate to the concept of "moving out"?

drop of a hat- An idiom meaning to happen quickly, easily. For example, in the amount of time it would take a hat to fall to the ground.

SO, if given the chance many Americans would move out of where they lived to another BETTER place (to change one’s residence or place of business; move) right away.

I was interested in taking a realestate appraisal course can somebody direct me to any classes in chicago?

Posted on November 30th, 2009 by admin in first class realestate | 2 Comments »

That sounds like a really good objective.
Why don’t you look uo Real Estate Appraisers in the Yellow Pages and call some and tell them what you are looking for and ask them to direct you to the best courses etc.
Believe me, they would love to do that.

I am looking at manufactured homes in CA, I will place the home in a MH park can I use a realestate Mortgage?

Posted on November 30th, 2009 by admin in first rate realestate | 1 Comment »

I have been told it will be a chattel mortgage, apparently they run higher rates. The axle, wheels and draw bar will be removed why is this considered mobile?

Mortgages are what gives a lender security on a piece of real estate along with any attached improvements. A manufactured home on a rented lot is not considered real estate because it is not attached to the land. Therefore, any loan will only be secured by the manufactured home and is not considered a mortgage. It is more like a vehicle loan that is secured by the title.

What is the logo or logos that go on a realestate agents business card?

Posted on November 30th, 2009 by admin in first realestate | 4 Comments »

I am doing a business card for a client. Do I put the equal housing opportunity logo? My client says she needs the Fair Housing logo… Isn’t that the same thing. She say the equal housing opportunity logo is for equal opportunity for people. I say that equal opportunity not equal housing opportunity….. I need to send these cards off. Please any realestate agent or anyone who knows reply… Thanks

You are right. Go to National Association of Realtors website and look at the logos. The picture of a little house with the writing on them. Make sure you don’t use the one for mortgages.

Why does the japanese recognize japanese americans, chinese americans, and people from singapore as Koreans?

Posted on November 25th, 2009 by admin in first american realestate | 4 Comments »

I heard asians who speak alot of english who walk into electric stores, furniture outlet, gas company, government ward office, realestate agents, and so forth in japan are immediately judged by japanese as Koreans.
What would make japanese think that all asians should join Koreans in the same band wagon?

Maybe is because they are different. Maybe because they are the same? I’m not sure. Go take a trip to Japan and ask an elder. You heard from who? I’m Asian, and I’ve never heard anything like this before. o-o

what type of math examples are on a realestate exam, and give an example. Wondering if I can pass course?

Posted on November 25th, 2009 by admin in first class realestate | 2 Comments »

Looking to start class and was curious to why everyone says the math portion is so difficult. Wandering what to expect?

simple math.
like if rent is 600/month and gets paid on the 1st of the month. the renter moves out on the 13th how much does the landlord owe him? u would than divide the 600 by 30 days, then take the sum and multiply it by 17days and thats what the landlord owes to the tenant.

the math really is easy.its the laws thats hard to understand

Where are some good places to advertise realestate without having to go through a company.?

Posted on November 25th, 2009 by admin in first place realestate | 1 Comment »

I have 95+ acres, maybe more. Its prime real estate property that is great for developers or investors. Right off interstate I-59 in alabama. Its worth seeing!! Any ideas where to advertise or anyone interested?? for more information or where i could advertise please email me here zbug15@hotmail.com

I think you would be a fool not to use an agent and get it on the MLS.

Developers are not going to be looking anywhere you can advertise yourself, they will be using an agent of their own and traditional methods.

Can my realestate agent lend me money?

Posted on November 25th, 2009 by admin in first rate realestate | 12 Comments »

The appraisal didn’t come high enough on the home we are going to purchase. The sellers are not willing to come down and the bank won’t borrow us the full amount. Our realestate agent has offered to lend to us the rest needed at a certain rate for 10 years. Is this legal?

He must disclose this to the vender’s as well as to the bank that is giving you the mortgage legally. Most agent do not do this as a practice. But if the bank will not give that much of a mortgage there is a reason(total debt service ratio, gross debt service ratio are not in line). This means that you probably can not afford the house and after about 6 months you will realize this and your nice agent will get a new listing and also collect interest on your second mortgage as you pay almost entirely interest for the first 3 years.

How do I become a Realestate agent?

Posted on November 25th, 2009 by admin in first realestate | 3 Comments »

I am considering becoming a Realestate agent in Australia and was wondering if you have any tips or ideas? I enjoy selling and have always liked looking at houses but Im not sure practically what its like to sell houses. Is it mainly dealing with paperwork, people skills etc?

Firstly, normally the paperwork’s not too bad – most real estate agencys have reception staff and assistant who process most of thing things like contracts etc for you. Definitely people skills and sales skills, though the latter can be learned. You need to be able to get on with people easily and quickly, this helps a lot. It also really helps to have good knowledge of the local area, but again this can be learned with a bit of time and effort.

To become a registered real estate salesperson you need to complete a course to learn about real estate and property. To find out more about this contact your local real estate institute in your state, eg; for QLD it’s REIQ (www.reiq.com.au).

Some agents however encourage new starters to real estate and will support you through the course which can be a really good way to start as you then have a job to go to upon completion – call around a few agents and see if anyone is interested in working with you.

Good luck!
