I’m looking for area where I can buy homes that will provide me with a positive cash flow. I would also like to "flip" some homes. Anyone got any insight on where a good place is?

I have heard that the Carolina’s are a good place to go, and also Tennessee. I live in Florida.People were flipping houses here like crazy a couple years ago. But now the prices are way to high so people started heading north a bit. You can still get a great deal on a house in Tennessee.

I am 21 years old and there is a property next door that i wld like 2 wholesale. it has really good terms. i called this real estate investor that bought a house from me in the summer to see if he cld help me but he didnt want to. alot of ppl act that way probably bc im young & i dont look a day over 15. the guy was like your going to need a bank and the banks dont want to lend out any money. and i was like i dont need a bank bc im trying to wholesale, besides these ppl are so motivaed they said bad creidt ok no money down low int rate & owner finance. these are really good terms. he was like well no one is buying. i doubt that bc there is so much prop out there 4 just pennies on the dollar!! ppl are buying he just didnt want to help. i was planning on writting up a contract, and then finding some1 to buy b4 the contract is up. there are lots of ppl in the classifieds saying we buy houses & realestate wanted. im sure someone will buy! its just been renovated and everything. i just dont know how to write up contracts and i dont want to be stuck with a house that i cant sell. but if i do sell i can make some much needed money. so can anyone help me. by the way i live in san antonio texas.

You may want to find a real estate investing group in your area and join or participate to grow your network. You’re right – if the deal is good, the people will show up with money.

To wholesale, you’ll need to have a purchase contract and understand how to work with that contract to get what you need accomplished. You need to have a right to assign your contract position in the contract so that you can profit from that good deal you put under contract. You’ll need to have an assignment contract that you can use to assign your contract to the end buyer.

Many people run those "real estate wanted" or other ads to build their buyer list. If you advertise that you have good investment property deals and put a number, when people call tell them you don’t have anything right now, but you’ll add them to your buyer list. Make sure to take down what they’re looking for and then when you do get a property under contract, you advertise it to your buyer list.

You also make sure you have good contingencies in your contract that give you an exit if the deal falls apart. I’m not in Texas, but I’m sure you can find someone there who can help. You may just have to contact one of those ads you see and see if they pay "bird dogs" for good deals until you can learn how to handle the deal yourself. You may be able to learn from one of those people you contact….

I am moving to Brisbane with my wife to study in QUT. I have checked the rental prices in both realestate.com.au and Craigslist.com, and the difference is astonishing! The prices in Craigslist are 1/4 of the ones in Realestate.com.au. Also, the prices in realestate.com seem astronomically high compared to Vancouver, Canada (where I come from) which is statistically the least affordable place among Canadian/American/Australian/New Zealand/UK cities. Realistically, what price can I expect to pay for a furnished place as described above? Also, can I rent (or even buy) parking spots in the buildings? Is street parking easily available in CBD? If I commit to a one-year lease, can I get a discount?

Aussies don’t use craigslist- the REAL prices are on the realestate.com site.
You’d be better off getting a two bedroom over a one bedroom as they are actually cheaper and easier to get!
Brisbane is now the most expensive city in Australia to live in- rents are higher than Sydney’s and Sydney is notorious for being ridiculously expensive.
If you are moving here as a student you want to live in the suburb of Yeronga or in QUTs student accommodation, which IS cheap!

you need to have a heart beat and a grammar school education. Why in your right mind would you want to get in to Real Estate in the worst market in your life time.

What is the difference between realestate auction "resale" properties and regular realestate up for auction?

I’m considering placing a bid for a property in my subdivision that has recently gone up for auction. The auctioneer website lists this property as a "Resale". I’m trying to figure out what this means.

Either they’ve tried to sell it before at auction or it’s an REO property. The only way to know for sure is to ask the company. Does it really matter?

One may get apartment in flat but don’t expect cheaper one.
30 -40 lack for a reasonable flat with 2 b.r.k.

Thousands of complaints have been filed with the State of Arizona Dept. of Realestate over the past two years. The state only has two investagators for these thousands of complaints. As a result of this understaffing, it could be years before a complaint is heard.
There may be a class action lawsuit against the Dept. of Realestate if enough of these complaintents come forward.
If you or someone you know had a bad real estate experience in Arizona, please answer this question.

Sounds like you need to get out of Arizona!

Apparently it’s very easy to get a license and the state of Arizona doesn’t do much in the way of policing their real estate licensees.

Can I get out of my accepted realestate contract?

I accepted an offer for my house 3 days ago. But things have changed and I no longer want to sell. The potential buyers paid a $500 earnest deposit to their realtor other then that the home inspection is due to take place tomorrow. Can I decide at this point not to sell and keep my house?
I accepted the offer with a POA (power of attorney) from my husband who is away. No one took a copy of the POA. I have agreed to paying $1000 towards any repairs found by an inspector, but I agreed to this thinking that this money would be given to the buyers at closing. Not knowing that the repairs would have to be done prior to the closing. I only found out about that after the counter offer had been already accepted. Now it seems like I am going to be out alot more money then originally thought not to mention my children don’t want to move. I just don’t know what to do.

With you only accepting the contract 3 days ago I am assuming that there are still contingencies on the contract. There are contingencies on your contract for things like attorney review, inspection, mortgage contingency. You should have like 5 days for you attorney to review the contract and give the go ahead on whether to go forward or not. That might be an out because if you have 5 days for the attorney to review the contract and they do not respond within that time period then the contract is voidable. Also if the inspection comes back unfavorable and they ask for a credit for the repairs then that is another opportunity to just turn it down flat and walk away. In short contingencies are the only way that you can get out of your contract. Hope I helped.
