Most bookstores, art supply stores, and office supply stores offer discounts to teachers.Ask your front office staff, what stores offer discounts.

Politely asking the cashier if the store offers educational discounts is the key. Be prepared to fill out some form.
Bring proof of employment (paystub, business card, and/or a letter from a school administrator). Remember that unions and professional associations offer in-kind discounts too. I have received discounted car rentals, hotel reservations, and meals.

One local pizza delivery place accepted calls at 2:30 daily and would deliver extra (unclaimed) pizza’s to my classroom FREE! My classroom of middleschool kids received a complementary dinner buffet when they offered to clean the parking lot of a local resteraunt.

Michael’s crafts does not offer teacher discounts but will accept mailer coupons from any competator, so I bring in my JoAnn coupons regularly. I ask parents to save coupons for me too. (Once a Michael’s employee said that teacher’s make too much money to get discounts! I have not seen that person since)

I have had no success writing companies to ask for free items or to initiate discounts for teachers. Craiglist is an infinate source for school supplies and has a school wish program.

Creative realestate question. Using friends good credit to purchase?

Ok here is the deal. I want to purchase more realsestate. But my credit is not good right now.

I want to purchase a 2 family for $80,000 for investment purposes.

I have a friend with excellent credit. Willing to puchase home in her name. I will pay mortagage, and all downpayment and closing fees. And we will write up a contract stating that it is my property all details, and will tranfer ownership in 3 years.

So my question is what do I owe her for doing this?
How would this be a fair deal for both of us? She is allowing me to use her credit.

Do you think it would be fair to give her $5,000 for allowing me to do this.

She also suggested living in one of th units ? maybe free or discounted rate? (im not sure i like this idea, because the home will be as profitable for me)

any suggestions on how we can make this a good deal for both of us.

Also she would be a firstn time homeowner and get that Tax credit.

What you are trying to do is considered fraud.

The only legit way to do this is if your friend buys the place and lives in one of the units.

The other hurdle you have is sourcing and seasoning the closing costs and down payment. Every underwriter is required to source all funds for down payment and closing costs and because you are going to cover this for your friend she is going to have to explain and document where the money is coming from.

Starting a LLC with a few family members to invest in some realestate what should the bylaws for the Corporation Be ?

In my opinion, this is not the time to invest in real estate. It’s the buyer’s market sure, which only means you must have the capacity to sit on a property (sometimes for several months) without revenue.

You might have a better chance with corporate real estate (leasing, apartments, condos, etc) though. It all depends on your location and what the economic climate is over there.

The First Time Homebuyer Tax Credit has been extended and expanded, and the details can be found in our most recent special edition.

For December, we take a look at the results the incentive had on stimulating home sales since 2008.

According to the IRS, about 1.4 million people have taken advantage of the first time homebuyer tax credit.

Not surprisingly, California ranks number one with the number of people filing a claim for the tax credit, while Alaska and Wyoming are among the states with the fewest number of claims.

But those numbers dont tell the whole story. For more, we go to Bryon Ellington. Bryon?

According to the Internal Revenue Service, every state in the Union has participated in the First Time Home Buyer Tax Credit.

If we look at the results according to the total number of claims, heres how the rankings shake out:

California is number one with more than 160 thousand tax payers taking advantage of the first time home buyer tax credit.

Texas is number two with over 131 thousand.

And Florida is number three with over 105 thousand.

But when we look at the data in terms of per capita claims, or the percentage of folks in each state who took advantage of the tax credit, we get radically different results.

Heres a look at the top three in terms of per capita participation in the tax credit

Nevada is in the number one position with more than 20 thousand claims out of a population of 2.6 million.

Utah is in the number two position with over 17 thousand claims out of a population of 2.7 million.

And Arizona is in the third position with over 38 thousand claims out of a population of 6.5 million.

Whats more, we find Alaska moving from near the bottom of the rankings to number 26 above California! And Wyoming, the least populated state in the U.S., moves to number 16. Thats just a bit behind Texas in terms of per capita tax payer participation.
