This Month In Real Estate (US): December 2009

Posted on January 21st, 2010 by admin in first american realestate | No Comments »

Hello and welcome to This Month in Real Estate. Im Jay Papasan.

The First Time Homebuyer Tax Credit has been extended and expanded, and the details can be found in our most recent special edition.

For December, we take a look at the results the incentive had on stimulating home sales since 2008.

According to the IRS, about 1.4 million people have taken advantage of the first time homebuyer tax credit.

Not surprisingly, California ranks number one with the number of people filing a claim for the tax credit, while Alaska and Wyoming are among the states with the fewest number of claims.

But those numbers dont tell the whole story. For more, we go to Bryon Ellington. Bryon?
Bryon: Thanks, Jay.

According to the Internal Revenue Service, every state in the Union has participated in the First Time Home Buyer Tax Credit.

If we look at the results according to the total number of claims, heres how the rankings shake out:

California is number one with more than 160 thousand tax payers taking advantage of the first time home buyer tax credit.

Texas is number two with over 131 thousand.

And Florida is number three with over 105 thousand.

But when we look at the data in terms of per capita claims, or the percentage of folks in each state who took advantage of the tax credit, we get radically different results.

Heres a look at the top three in terms of per capita participation in the tax credit

Nevada is in the number one position with more than 20 thousand claims out of a population of 2.6 million.

Utah is in the number two position with over 17 thousand claims out of a population of 2.7 million.

And Arizona is in the third position with over 38 thousand claims out of a population of 6.5 million.

Whats more, we find Alaska moving from near the bottom of the rankings to number 26 above California! And Wyoming, the least populated state in the U.S., moves to number 16. Thats just a bit behind Texas in terms of per capita tax payer participation.

Back to you, Jay

Jay: Thanks, Bryon. Thats it for This Month in Real Estate. Thank you for joining us.

If a majority of Americans (currently 30%) become obese, can they vote to make it considered "normal" BMI?

Posted on January 17th, 2010 by admin in first american realestate | 3 Comments »

See:
http://promo.realestate.yahoo.com/americas_most_obese_cities.html

When a majority of people have a certain condition, it becomes the norm, hence it is "normal".

Therefore, if more and more people are qualifying as "obese", and eventually they become the majority, then obesity will be the norm, and everyone who is less than obese will be considered "underweight".

As a majority, they could even vote and pass laws that restructure the BMI charts altogether, making it illegal to discriminate against overweight people (particularly via health care costs), and even make the term "obese" a hate crime equivalent to the "N" word.

I’m not obese, but I have a lot of friends and family who are (technically) but I actually don’t see them that way. I see them as normal, nice people. And a lot of them are incredibly healthy overall and actually pretty active. They just have European and Latino genetics as their curse. I never thought it was fair to punish them for their genes.
So it would be a fitting turnaround if they became the majority and became the "norm".

no because then that would give people who have weight issues another excuse.

Why are so many Americans moving to places with water shortages?

Posted on January 13th, 2010 by admin in first american realestate | 17 Comments »

Las Vegas, Phoenix, and Atlanta are 3 of the 4 fastest growing cities in the USA.

http://promo.realestate.yahoo.com/americas_fastest_growing_cities.html

But all of these are having water problems. Las Vegas is in the middle of a desert and looking for new water sources, the southwest is in the middle of a 10 year drought which is forecast to last another 90 years, and Georgia is in the middle of a drought and is forecast to run out of water in 80 days.

To be fair, Georgia’s problem is a new one, but why are these cities with serious water problems exacerbating the problem by continuing to grow rapidly? Is it the fault of people moving to the cities, of the fault of the cities themselves for not limiting growth?

I recommend "Collapse: How Societies Choose to Fail or Succeed" by Jared Diamond. The Easter Islanders didn’t see the deforestation as a problem because it came on gradually over many generations. Water shortages in the SW aren’t seen as a problem because the taps haven’t run dry.

At least in the U.S., you can’t limit population growth without changing the constitution. People are free to move about the country, that this might be a bad idea in terms of long-term sustainability never enters into the equation because the negative aspects won’t be felt for a few years.

Why is our nation so heavy?

Posted on December 31st, 2009 by admin in first american realestate | 6 Comments »

So another study was released that shows the United States is fatter than ever. According to the CDC 1/3 of us are obese. By question is, we have always prided ourselves on being an industrious and hardworking people but it seems many of us are too lazy to exercise and eat healthy. I don’t really buy the whole "dont have the time excuse". I have a very busy schedule and manage to exercise and eat right to maintain a healthy weight. So why are so many Americans overweight? What are some of the reasons why you think this has become a huge problem in the U.S.? The article is below.

http://promo.realestate.yahoo.com/americas_most_obese_cities.html

Because weve been living in a comfort zone in this country that is scary. No one wants to work at being healthy and wants everything handed to them on a silver platter. Everybody’s got a good excuse but no good reasons for not staying fit. The word is LAZY. Even though I have a crippled arm, I do something to stay in shape EVERYDAY. I could run circles around most of the general population even though I’m not 100% physically.

Where can I report someone that sues for a living?

Posted on December 26th, 2009 by admin in first american realestate | 3 Comments »

I work in the realestate business and I have ran across someone that sues for a living. He has a Lawyer that is not charging him (this Lawyer makes his money from frivilous race claims) This buyer is white had bad credit and could not buy. I took him to 3 lenders. He is sueing my company because he claims we did not want to sell to him because he has an African American girlfriend(she could not buy either because of poor credit) I look these 2 up and found out they have sued other people. Is there anywhere I can report them?
My Lawyer at my company just pays off these kind of people. It is more costly to go to court. This is why people continue to sue. Major companies do not like publicity.

Bring what you have to the attention of the court that is handling your case. In most areas, there is NOTHING that can be done to stop them, but the court CAN consider the pattern in deciding who to believe in your case.

POLITIAL P, answer tthis, why is the african american community backing Barack 9 out of 10 and whites back him by 50%. So is it that blacks see something the rest of us don’t or are they just that much more racist in this election.
Like Bill Engvill would say " here’s your sign ".

12) Biden’s brother and son are being sued currently for fraud. In conjunction with their lobbying firm:

What is a reasonable rental price per week for a one-bedroom, one-bathroom one- car space in Brisbane CBD?

Posted on December 21st, 2009 by admin in first american realestate | 2 Comments »

I am moving to Brisbane with my wife to study in QUT. I have checked the rental prices in both realestate.com.au and Craigslist.com, and the difference is astonishing! The prices in Craigslist are 1/4 of the ones in Realestate.com.au. Also, the prices in realestate.com seem astronomically high compared to Vancouver, Canada (where I come from) which is statistically the least affordable place among Canadian/American/Australian/New Zealand/UK cities. Realistically, what price can I expect to pay for a furnished place as described above? Also, can I rent (or even buy) parking spots in the buildings? Is street parking easily available in CBD? If I commit to a one-year lease, can I get a discount?

Aussies don’t use craigslist- the REAL prices are on the realestate.com site.
You’d be better off getting a two bedroom over a one bedroom as they are actually cheaper and easier to get!
Brisbane is now the most expensive city in Australia to live in- rents are higher than Sydney’s and Sydney is notorious for being ridiculously expensive.
If you are moving here as a student you want to live in the suburb of Yeronga or in QUTs student accommodation, which IS cheap!
