With the backlash of Senate Bill 1137 we saw another record fillings of NOD’s in California. In my previous video (http://www.youtube.com/watch?v=2ZP8Vuf2wUk) I made in Jan. I spoke about what may happen. I stated we may see a huge drop in price in May, June, July… or something to that tune.

What a bunch of crap. Anyone giving Overture/Yahoo pay per clikc money is throwing it out the window. It is so out of control over there. My account is offline since I learned of these kinds of practices. I am MAD and I am feeling ripped off.
If I buy a product I expect to know what I am getting. If you are not careful with Overture/Yahoo you get promoted in these ways. I recommend you go back to a system of exact matching and NEVER let Yahoo! blanket match or content match for you, it’s insane!
To go a step further, Yahoo! has forsaken its roots as a search engine. I love their software but their core was search engine. I have many entries in the directory, it used to be this was a good thing. They cost me 300/yr. Noe for this about one would expect some value in the search results of their web results especially when their web results have no good answers. You value as a URL in their directory buys you NOTHING. It is completely outragious because it used to hailed as the best hand editied reference and now is blown away with web results in its place that are often POOR results.
If you’re listening NEO (YAHOO!) your network is crashing and you need to stop bleeding the pay-per-click world for you mistakes. Go back to your roots, learn from your mistakes. Oh yeah, continue to make the software, I like the messenger but not the widget engine.

Seller paid closing costs the best deal going
Today were going to be talking about mortgage strategies, buying real estate, all the different things that you need to know from here on out through 2009, lots and lots of opportunities. We brought back once again one of the best financial planners in the entire country Mr. Brett Fallon.
We also have in the studio today a very good friend of mine Mr. Dan Havey. Dan has been in the real estate and mortgage industry for over 20 years, in fact he got me into the industry, he was instrumental, in fact the major hand behind putting together of the loan modification hotline.
Velocity Financial is a financial services firm, were primarily focused on doing mortgages for residential purchasing and refinances. One of the things that we have seen is that the purchasing market has picked up quite a bit and looks in my eyes like we very well may have hit the bottom on prices.
You can buy a 3000 square foot house for $150,000 these days, and one thing that we’ve recently found is most of the sellers are willing to pay closing costs on behalf of the buyer. Its a known fact that it’s a cold sellers market and sellers are happy to have an offer, whether it be a low offer or not.
Now I have a couple examples I want to share, it’s important to point out that I am not a realtor, I dont want to be a realtor, those people that take the time to get a license to be realtors they know what they’re doing and they do it very well, however you being the person that is going to buy a home, you need to protect every penny that you can. The example I have written down, and Brett feel free to chime in at any time if I should happen to miss something here.
I’ve put together a scenario of purchasing a $300,000 house, now if you buy a $300,000 house and you have to put 3% down as in my example that works out to be about $9000. Let’s just say that the closing costs associated with purchasing that house plus the prepaid interest, setting up an escrow account, paying a year’s worth of homeowners insurance, there is also property taxes that must be paid, home owners dues, all these different things, those can add up. They don’t need to be 3% they can be less, they can be more. This example is just making it simple so that you can understand it.
If you buy a house for $300,000 you put 3% down and 3% for closing costs, your out-of-pocket for this example is going to be about $17,500. Now if you were going to buy that home and have all of that prepaid escrow and closing costs deferred to the seller and actually paid $309,000 so that you actually roll the closing costs into the cost of the home, and only came out-of-pocket 3% you would be out-of-pocket about $8900. So the savings there is $9000. Your mortgage payment will go up, however with a payback of about 160 months. So in other words if you take the money out of your account today youre going to lose that and have a lower payment…

Good Real Estate agents in Bangalore?
I have put a property up on for sale since 2006, I had been to Delhi then so I gave the job of selling it too two of my family real estate agents who said they’ll dispose the land but they didnt. I returned in 2007 & realized they are hopeless so gave it some other agents who in the first said they’ll dispose at the earliest at the price I have asked but later said Rs.500 per sq.ft on the price I have quoted & this story has been going on from then to now. All agents say that my price I have quoted is right & say they have clients ready to buy immediately but when I follow up on what is the progress going on they say the price is high & depress the price by a mere 500 per sq.ft. Infact 2months back I gave my plot to an very senior agent who has been in this field for quite some time & he is also old in age so I thought he would have clients to sell. He infact told me that I have clients & the rate I have asked is not at all high & the price I want is easily achievable. I have been depending on him for more than 2months & my financial conditions are deteriorating. He told me he would make the sale soon by he hasn’t done it & when I called him a few days back, he reduces the price asusual by Rs.500 per sq.ft. I need some good real estate agents. I would not prefer big agents or companies like Hanureddy Realty, Lords Realestate, Silverline Realty & what not as I already have their nos. & will contact them soon. I need some individuals who are good in dealing in areas like Uttarahalli, Kengeri as I have my property located there & also I have an other property located at Devanahalli so would also like some agents in the nearby areas. I would like to know nos. of your family real estate agents (if you have any, that is) or any good agents you have contacted. Either ways just need some agents, So help!
BTW, I have seen all sites like India Property, Sulekha, 99 Acres, Makaan, Magic Bricks & what not. So please dont give any copy paste stuff as I would have called before.

Land contract question?
I am singing on a land contract tuesday (11/7/06). My realestate agent said I should not reqest the deed be put in escrow because the taxes will double. He said instead we should only registar it with the township and keep it in a lock box and if any thing should happen to the sellers before we re-fi we would need to persent it to the registars office to prove we have invested in the property. Is this right and will it protect us? The home is an estate owned by an older brother and sister. I am afraid if they should pass before we finace the house threw a bank could their childeren try to claim the propety if the deed is not in escrow? We are going with a land contract because they offered us a much better interest rate then the bank (4% opposed to 8.7%). Any advice would be appreciated.
Whoa! Something ain’t right here. Put a deed in escrow? Does that mean the estate holds the deed until the heirs pass? Bad idea…..once the owners pass on, you could have other ‘heirs’ come out of the woodwork and try to lay claim to the property.
You need to
a. record the deed (forget about the taxes doubling. You stand to lose a lot more if you don’t) and;
b. record the mortgage.
You need to have a lawyer write this up for you. It shouldn’t be that expensive and he can make sure your investment is protected.
If the paperwork is not done correctly now, you may not get a bank to even look at it when the time comes for you to refinance.
