Do you live in St. Joseph Mo. ? If not, ignore this question…?

Posted on April 24th, 2010 by admin in first realestate | 1 Comment »

Ok that first part was to bring in those who might be able to help me. To get "Best Answer" you have to give me the best/most answers to a few questions I will ask shortly. First, I have already tried to contact realestate companies and title companies in St. Joseph with no luck so please don’t just post a suggestion to do that. I need details about the old Park Floral Building on 6th St. I had a dream in which the building was mentioned. It has taken me several posts already just to find out it did exist, was for sale, is still standing (but may be in bad shape), is still abandoned and appearently may be haunted. The things I need to know are:

1. How bad is the condition of the building?

2. Who (Bank/person/business) holds the title to the property?

3. Are there any pictures of the property (current or old) online?

I appreciate any information that can be given and as I said the most complete/helpful information will get the "Best Answer"
Thank You.
Thank you, Ruairi.

I live just south of St. Joe and have a friend who lives there. I will copy what you asked over to an email and see what he can find out.

First time Home credit & My Bankruptcy?

Posted on April 22nd, 2010 by admin in first realestate | 1 Comment »

Hi.
My bankruptcy was discharged on January 2010; but I kept my house and paying on it. Only credit cards were involved in the bankruptcy. Bought the house on Feb 2009.
I have filed my tax and waiting for the $8000 tax credit and I am just a little worry.
Do you think I might be in trouble because of the bankruptcy? Some how it shows discharge on my credit and not on my wife whi was Not part of the bankruptcy.
My attorney said becauz it’s a realEstate it couldn’t be reafirm but coul ony says Discharged.
We still in the house and making payment on time.
Do you think this wil be an issue with the IRS for the credit
Thanks

That means that your personal responsibility for the mortgage was discharged but your wife’s wasn’t. If you are late on a payment, they will go after her for it, but not you.

The question about the $8000 tax credit is a question for your bankruptcy attorney. You should have disclosed the anticipated $8000 tax credit on your bankruptcy Schedules, and your attorney would have had to use the exemptions available to you in your State in order to exempt it. Otherwise you may well need to turn it over to the Trustee for repayment of creditors.

help! i cant find a major or a job choice for this next fall! what is easy..and well paying . !!!?

Posted on April 20th, 2010 by admin in first realestate | 3 Comments »

i cant think of anything.! first i was thinking realestate.. now ultrasound… now dental asst. HELP HELP

Internships are a good idea to figure out what you do and don’t want to do.

Accounting and engineering are always good majors that will have guaranteed jobs now and in the future.

Remember, easy and well paying don’t always go together. If so, everyone would be doing it. :)

If a foreclosed home is listed 53,000.Is that how much it is to buy?

Posted on April 16th, 2010 by admin in first realestate | 4 Comments »

first time homebuyer looking to buy this home which is listed by Real estate agent as in foreclosure How do I go about finding out about buying a forclosed home without involving a realestate agent just yet Are there lots of hidden cost or is the 53,000 the real asking price? Help I live in Dutchess Co new York

You can’t buy a foreclosure without an agent, the bank will not deal with you directly.

A home listed at 53 will sell for 60-70 if it is desirable.

There are about 7k in additional costs, mostly documentation.

how to purchase residential property for investment and income…want to own and rent it.?

Posted on April 14th, 2010 by admin in first realestate | 2 Comments »

How do I go about this in a legitimate way…in other words, not the fly by night stuff you see on TV.

I’m looking for answers from those that own and rent out their property. I’m interested in residential investing for the time being.

I have worked in property management, so I am familiar with how to manage the property once I have it.

I am most concerned with how to get the money to purchase my first investment property. I’ve read not to go into debt to purchase realestate.
But I don’t really have any of my own money.

Those in real estate…please respond.

I’ll be buying property in NE Tarrant County, TX for now.
Thanks!

well i hope you got a good credit score. however, there are ways around this. my first suggestion would be to take on a partner. i found a great resource of ways to accomplish this with little or no money.
